Do not transfer the old budget unchanged

Include insurance, local tax information, association obligations and expected maintenance, using information for the specific address.
Separate moving costs from the funds required for the property transaction. Travel, temporary housing and the timing of a current-home sale or lease can affect your cash needs even though they are not the mortgage itself. Keep the estimates visible until confirmed.
Explain how work and occupancy will continue
Tell the loan officer about the planned move, intended property use and any employment or business changes. Remote work, a new role and self-employment each raise facts that need to be documented appropriately. Do not assume that a familiar job title answers every income question.
Ask which records belong in the secure application and which questions can be addressed in an initial conversation. Keep sensitive documents out of general email introductions and website chat. The first goal is a clear review path, not a premature eligibility conclusion.
